Our Property Management Process
Getting Started: Before Leasing
A signed Management Agreement formalises our partnership.
· We notify Council, Strata, and other relevant bodies of your updated billing details.
· A detailed Entry Condition Report is conducted and shared with you via our secure online portal.
· We collect all sets of keys from either the landlord or previous agent.
· Any required repairs or maintenance are arranged before the property is listed for lease.
Marketing Your Property
We professionally prepare and stage your property.
· High-quality photographs are taken to showcase the home.
· Your listing is promoted across all major online rental portals.
· Private or open inspections are conducted for prospective tenants.
· Landlords receive regular updates regarding enquiry levels and feedback from inspections.
Tenant Selection
Applications must meet 100-point ID verification.
Comprehensive reference checks include:
· Previous landlords or agents
· Employer references
Personal referees
All applicants are screened through TICA (Tenancy Information Centre of Australia).
We discuss the strongest applications with you before proceeding.
· Successful Application & Lease Commencement
· Two weeks’ rent is collected to secure the tenancy.
· Tenants are issued keys and required documents.
· Lease agreements and bond payments are finalised.
· The Condition Report and a walk-through handover are completed before move-in.
· Tenants are given three days to return the signed Condition Report.
Ongoing Management
First routine inspection is conducted after 3 months, then up to four per year as allowed by law.
We manage all aspects of your property including:
· Rent collection & arrears management
· Maintenance & repair coordination with reliable tradespeople
· Rent reviews based on current market conditions
· Communication with tenants and landlords
Funds are disbursed promptly via direct deposit on the first working day of each month and mid-month (if applicable).
Rental Arrears Management
We maintain an excellent arrears record thanks to our proactive systems and respectful tenant relationships.
Our arrears process includes:
· Day 4: Courtesy call, SMS, or reminder email sent
· Day 8: RTA Form 11 (Notice to Remedy Breach) issued
· Post Day 15: If unresolved, RTA Form 12 (Notice to Leave) is served
· Post expiry of Form 12: Possession procedures may be initiated via tribunal
We encourage tenants to contact us early if they’re experiencing difficulty, as open dialogue often prevents formal action.
Termination of Tenancy
Termination Notices are issued strictly in line with the Residential Tenancies and Rooming Accommodation Act, ensuring all legal procedures are followed to protect your rights as a landlord.
Residential Tenancies Tribunal Support
If a tenancy dispute arises, our team provides comprehensive support and representation. Our in-depth understanding of tenancy legislation ensures that we are fully prepared to advocate for you at the Tribunal, aiming for a swift and fair resolution.
